"Paying it forward" - Re-defining sustainable living at THE GUILD

Barrio Login College Institute

THE GUILD on 30th’s commitment to sustainable living goes far beyond the utilization of “green” housing materials and our dedication to ensuring each home is constructed with the most modern technology.  By embracing sustainability on a more global level McNamara Ventures has  organized his development team to participate in a giving program that is designed to benefit Barrio Logan College Institute (BLCI) students.

By assembling a group of industry-related professionals, THE GUILD on 30th will guarantee a minimum donation of $15,000 ($1,000 per home at the close of escrow) to the students at BLCI.  The Guild has also identified an anonymous donor who will match all funds raised, increasing the commitment to a minimum of $30,000.

PAYING IT FORWARD:
Starting with each homeowner, the professional development team at THE GUILD has pledged to donate funds to provide opportunity for others to achieve their educational goals.  By design this plan, through BLCI, reaches out to individuals at a young age that will grow to impact their neighborhood and their community - creating a superior urban experience for all. The benefits for all involved are almost too many to list.

BLCI serves as an after-school tutoring and mentoring program for students that can often be left behind based on their economic status or access to services based on their social environment.  Most of the students are the first in their family to graduate from high school, and virtually none of their parents have attended college.  Of the more than 300 kids they assist each year, from grades 3 – 12, 100% go to college.  Inspired by the true dedication of the students, staff and families at BLCI, THE GUILD is dedicated to making their path to success a community effort.

“BLCI is changing kids’ lives, their families’ lives, and helping to improve the neighborhood,”  commented Keegan McNamara, president of McNamara Ventures, developer of THE GUILD.  “Many of their graduates have gone on to very prestigious universities, including the Ivy League, Pac 12, and others.  And in the true spirit of sustaining a better way to live, the kids come back to the community to assist with the program and mentor those who are coming after them.”

HOMEBUYERS MAKING IT ALL POSSIBLE:
With the sale of each home, a minimum of $2,000 will be donated, in the name of the new homeowner, to BLCI for the benefit of funding programs that further enhance the opportunities for BLCI students.  Each gift will be memorialized with a plaque that will enhance each home as a permanent remembrance of their participation and to commemorate their gift.

THE GUILD TEAM BEHIND THE DONATIONS:

“I can’t think of an organization that is having a more meaningful impact on their community. By sponsoring events that directly benefit BLCI like the Opportunity for Impact Event this week - we take positive steps in securing a better future for all of us. ”
        Keegan McNamara, McNamara Ventures

“Education is the basis for all opportunities. To have the ability to help these young individuals achieve a level of opportunity never before afforded them or their family is an incredible honor.  In these kids, we have a bright future for San Diego.”
        Cooper McLaughlin – HomeStreet Bank

        CityMark Realty
“It is always important to ’lend a hand up’ and give others a chance to succeed that wouldn’t normally have that opportunity.  By enabling the children in our community this great support system, we only make our neighborhoods stronger and more sustainable.”
         Marla Hovland,  CityMark Realty

        SoCal Solar Brokers
"We believe it is critical for small businesses to give back to the communities they serve. We are     thrilled to support this great cause."

Why Go Solar at The Guild- SMART LIVING Upgrade Package

Alan Jehamy of SoCalBrokers and Keegan McNamara of McNamara Ventures

Alan Jehamy of SoCalBrokers and Keegan McNamara of McNamara Ventures

It is easy to get lost in the excitement of purchasing options for your new home – the key is to make choices that benefit you in the long run.  One of the most beneficial upgrades today is a quality solar system.  But, the process of deciding what and when to purchase can be unclear and complicated.

To lessen the confusion, The Guild has partnered with San Diego based,  SoCal Solar Brokers, who are committed to providing accurate, non-biased advice based on their expertise in the solar industry.  With their extensive knowledge and dedication – the SoCal Solar team educates buyers on how a solar system, and a few quality “tech” tools, can elevate the sustainability of your new townhome.  This partnership also has enabled The Guild to offer the latest solar technology in panels.  These panels are unique in that they let the sunlight through them and are very aesthetically pleasing – enhancing the homeowners experience on our roof top decks.

By creating a SMART LIVING Upgrade Package The Guild is offering each homeowner the ability to reduce your carbon footprint, elevate your ability to control the systems in your home, and practically eliminate your electric bill.

The SMART LIVING upgrade package includes the installation of high-quality solar panels, a NEST Thermostat, Amazon Echo and WEMO switches.

The Benefits of Solar Energy

Harnessing just some of San Diego’s abundant sunshine just makes sense. Here are some of the main benefits of adding a solar system to your home:

1.     In a city that has some of the highest rates of utility bills, having alternative sources of power is a financially wise decision.

2.    Each solar package includes six Sunpreme 370 Watt Bifacial Panels with 285 Watt Microinverters.  The translucent panels should produce more than 3,300 kWhs per year – with is equal to more than $650 of energy if you were to purchase it from SDG&E at their lowest rate.    Utilizing solar energy significantly lowers what you’ll be paying SDG&E each month. While utility companies fluctuate their prices regularly and sources of energy become increasingly unreliable, investing in solar energy is a wise decision. This amount of energy these panels produce is equal to the average usage of a home the size of Guild’s one bedroom. The two bedroom home only will use slightly more.

3.    An additional benefit is that when you claim The Guild as your primary residence you may qualify for a 30% deduction of your qualified solar expenditures on your Federal taxes.

What This Means For You

Here’s the bottom line. We’ve worked hard to incorporate the best technology that truly add value to your home in a way that is affordable.

Even if you opt out of the eco-friendly upgrade - each townhome at The Guild is still built to maximize energy efficiency from roof to garage floor. You’ll probably spend less on your utility bill than you would in another home. Expect to pay around $70 to $80 per month to SDG&E.

If you decide to invest in the SMART LIVING upgrades, you can finance them with your home loan. That would mean paying an additional $40 to $50 per month on your mortgage, but you will be paying next to nothing on your utility bills. By opting for the SMART Technology upgrade in your home will actually save you money!

Environmentally Friendly – “It’s just the right thing to do

On average, residential solar systems save 100,000 pounds of carbon dioxide in just twenty years. Using renewable energy sources is a huge step in the right direction for reducing our carbon footprint and dependence on other energy sources. The Guild townhomes are intentionally designed at every level to be eco-friendly. Opting for solar energy is simply the “icing on the green cake.”

About the Guild on 30th
A Joint Venture between McNamara Ventures (www.mcnamaraventures.com) and Agora Partners (www.agorapartners.com) the Guild on 30th is a condominium community dedicated to improving green living opportunities. Keegan McNamara, Principal of McNamara Ventures, is passionate about urban infill and the tenets of Smart Growth (www.smartgrowth.org). Focused on developing small-scale, high-density, residential and mixed-use projects in San Diego County, Keegan McNamara and Howard Kozloff, the Principal at Agora Partners, have turned a meeting through common interests at the Urban Land Institute (www.uli.org) into a  close partnership dedicated to advancing thoughtful housing with a purpose.

The Guild: What's the Meaning Behind Our Name?

Guild /gild/ (n.) 1: an association of people with similar interests or pursuits; 2: a group of skilled craftsmen in the same trade, formed to promote forward thinking, quality products, and a communal spirit

While the construction of our 15 unit townhome complex is nearing completion, the vision and concept for The Guild on 30th has been in the works for a long time. Beyond the raw materials these homes are made of, The Guild is also comprised of ideals and intentions to bring the community together.

Guilds were formed by forward thinking craftsmen, committed to the quality of their trade and the improvement of their community. They believed in a common cause, and worked toward it – which was the key to their communities’ flourishing. This ancient fellowship is a symbol for what we’re creating in our new home community at the corner of 30th and Broadway.

Here are some of the aspects that The Guild shares with tradesmen from the past:

A Passion for Craftsmanship

Guilds played an important role in “raising the bar” in various industries. Members would create standards of quality for the products they were making and selling.

This commitment to well-crafted products is in the very framing and finishing details of our townhomes. We set our standards high: our infill project is built to the highest standards of environmental performance and sustainable design.

We worked with leading industry professionals, throughout the construction process. Each townhome is structurally independent, with no common walls. The intentional small air space that separates each home gives an added layer of quiet and privacy.

We take just as much pride in our high-quality interiors.  The Guild features high-end design elements such as quartz countertops, real wood shaker-style cabinets, farmhouse sinks, LED fixtures throughout, standard NEST thermostats, vaulted ceilings with abundant natural light, and cutting-edge Smart Home technologies.  With our available Solar Package we are even including extra perks – an announcement on our option package will come soon.

A Culture of Innovative Thinking

Where progressive people gather to address areas of need, growth and innovation happen. Throughout the country, and especially in San Diego, there is a return to the urban core; a mission to revitalize our original neighborhoods.

The Guild on 30th was built in such a neighborhood, Golden Hill.  With many pre-1900 homes, Golden Hill is one of San Diego’s most historic and eclectic neighborhoods.  Inspired by the Panama-California Exposition of 1915 it became one of the San Diego neighborhoods that was connected by an extensive public transit system of streetcars.  Like all neighborhoods, the character evolves over years and generations, and Golden Hill is now in the midst of a new revitalization.”

Designed with the intentionality of Smart Growth Principles, this urban infill project seeks to find creative and sustainable solutions for residential development. It is our desire that this “smart growth” will be a catalyst for other innovative solutions to housing that our region requires.

A Commitment to the Community

Guilds are defined by a strong sense of community.

From the onset, these homes have been about community. The support of the neighborhood in this development has been incredible. And we have some exciting announcements in the near future about how The Guild will be giving back.  Stay tuned.

From the design of the homes to the people who will live there, this is a community of quality. Meet the People Behind The Guild & Construction Update

It’s down to the finishing touches. Before we know it, we’ll be ready for some lucky homebuyers to start calling The Guild “home!”

The vision to provide well-designed townhomes that are affordable and support sustainability within the city of San Diego is almost a reality. This dream has been a driving force, not only for the neighborhood of Golden Hill or for the people that will be living in The Guild, but for me as well!

I should introduce myself. My name is Keegan McNamara, and I am the principal at McNamara Ventures. Projects like The Guild on 30th remind me of why I chose this career path of real estate development in the first place. I’ve always been passionate about finding ways to enhance neighborhoods through “Smart Growth” design and I’ve  dedicated the work I do at McNamara Ventures to focus on multi-family residential, mixed-use, and adaptive reuse of existing buildings. I am excited to be at a place where I can realize the amazing efforts of a dedicated team that are working toward a more sustainable lifestyle for everyone.

When I saw an opportunity to do such a project at 30th and Broadway around three years ago, I knew I had to take it. There was so much potential for a really high-quality infill development that the neighborhood really needed.

I asked a good friend to join me in this endeavor. Howard Kozioff is not only a Managing Partner at Agora Partners, but he’s also a national speaker and expert in the field of urban planning and real estate development. He and I both share the goal of finding long-term solutions to the issues that urban areas face.

Howard and I met in Seattle a couple of years ago at the Urban Infill Developer Conference, which is run by the Urban Land Institute (ULI).  We hit it off because we are both very passionate about neighborhood-scale infill development and innovative contemporary design. On a personal level, we work great together, we have a very strong partnership.

Because we both come from the ULI background, we’re equally committed to developing unique, sustainable communities with a strong sense of place. We share a commitment to helping preserve communal land with compact building design. Our primary goal is to add value to the communities in which we develop. I couldn’t think of a better partner to join me in helping make The Guild on 30th a reality.

Throughout the whole project, Howard and I have had the privilege of working with so many innovative people who are leaders in their respective fields. We wouldn’t have been able to do this project without them.

The folks at Studio E Architects were nothing short of incredible with their innovative design ideas. They bring intentionality and creativity into every step of the process is recognized nationally. It was truly an honor to bring their ideas into being.

Michael Mihos Construction has done incredible work, with the kind of attention to detail that is needed in LEED certified construction. With more than 30 years in the business, their award-winning work has truly made San Diego a more beautiful place to live.

CityMark Realty caught our vision right away. They are passionate about connecting people with places that feel like home and doing so with honesty, integrity, and expertise. They have experience working with infill projects and understand the community needs well.

And most of all, we cannot express enough gratitude for the community members that have shown their support throughout this whole process. From the get-go, the neighborhood has been nothing but supportive. We are excited to help the up-and-coming Golden Hill flourish.

Before we know it, a handful of other amazing people will be a part of the story as well--the residents who will live in one of the fifteen townhomes! If you are interested in being one of those lucky people, contact one of our residential advisors today by emailing sales@guildon30th.com, calling 619.269.9800 or visiting http://www.guildon30th.com.

What Makes a "Smart Home" So Intelligent?

Cutting edge initiatives in home design aim to make technology in our homes more and more intuitive, not only making our lives easier, but reducing our impact on the environment.

As we build The Guild on 30th, we are relentlessly intentional about making these townhomes “smart.” What does that entail? Today, we’d like to present some of the optional features these homes will have.

ENERGY EFFICIENT FEATURES

The intelligence of these townhomes extends beyond the appliances. The Guild on 30th is built with a commitment to innovative and eco-friendly design, construction, and maintenance. All of the light fixtures are LED lights, which are 80% more efficient than fluorescent and incandescent lights. Water efficiency is maximized with a Rheem high efficiency tankless water heater and water-wise landscaping. All of the windows in the units are made of dual-glazed, low-E, low-emissivity glass, which maximizes thermal insulation. Each unit is also prewired for solar panels and electric vehicle charging stations, should you choose to add those components.

Nest Thermostats

All of the units will have Nest Thermostats installed. This self-adjusting and intuitive technology learns your preferences and daily routines, adapting and building a schedule around yours. It can sense when you’re gone, and shifts into energy-saving “Auto-away” mode. You can adjust the temperature on the easy-to-use display, or through an app your smartphone. These features have saved homeowners up to 20% on their heating and cooling bill, and have saved over 8 billion kWh of energy worldwide since this product launched in 2011. Its intuitive features keep you comfortable, even in San Diego heat waves, but also know how to best help you save energy. Alongside the Amazon Echo or Google Home, this appliance can be voice activated!

Location

The very location of The Guild on 30th is accretive to the built-in eco-friendly technology and design features. Even before we started construction, this project was recognized as a Smart Infill Development by Circulate San Diego’s Move Alliance, http://www.circulatesd.org/move .

The property is close to transit and bikeable to downtown, Balboa Park, and other nearby neighborhoods, meaning that you can use more sustainable and eco-friendly ways to get around.  And when you do have to use your auto, 5 major freeways are within 1.5 miles of the property, so you are within a short drive of most of San Diego!

From the rooftop decks to the attached garages, the state-of-the-art design of these smart homes will have you saying “Great Scott!” If you’re interested in making The Guild on 30th a part of your future, contact one of our residential advisors today by emailing sales@guildon30th.com, calling 619.269.9800 or visiting http://www.guildon30th.com.
